Specialfastigheter divests defence properties for SEK 8.23 billion to the Swedish Fortifications Agency
Specialfastigheter has divested seven properties, with a total lettable area of approximately 180,000 square metres, to the Swedish Fortifications Agency (Fortifikationsverket) through a property transfer.
The purchase price amounts to SEK 8,230 million, in line with book value, and will be paid in cash.
The properties, which are fully let, have an estimated annual rental value of approximately SEK 395 million. The sale includes the headquarters of the Swedish Armed Forces (Försvarsmakten) on Lidingövägen, the Tre Vapen headquarters of the Swedish Defence Materiel Administration (FMV) in Gärdet, and the headquarters of the Swedish Defence Research Agency (FOI) in Kista – all located in Stockholm.
“The demand for security properties is high. This sale enables us to further develop and invest in our property portfolio. We have a broad range of security properties and are currently developing properties for several customers with special security needs,” says Alexandra Laurén, CEO of Specialfastigheter.
The transaction is expected to close in autumn 2025, subject to government approval.
